Participants with NDIS plans who have SDA funding due to significant functional impairment or very high support needs as determined by the NDIS.
Senami supports purpose-built SDA homes, including High Physical Support, Fully Accessible, and Robust category homes tailored to individual needs.
SDA provides the specialised housing, while SIL provides daily living support services. At Senami these can be accessed together for complete accommodation and support coordination.

Specialist Disability Accommodation (SDA) funding is available for NDIS participants who have extreme functional impairment or very high support needs and require housing designed to meet their specific needs. To be eligible for SDA, a participant must: Have an NDIS plan that includes SDA funding Require specialist housing features to support their independence, safety, and daily living Have ongoing support needs that can be met through SDA accommodation SDA is not the same as general housing assistance—it is designed to provide accessible, safe, and supportive housing for participants who need specialist features to live independently.
We at Senami are compliant with the SDA Design Standards and offer a range of housing options to meet the needs of participants with high support requirements. The main types include: High Physical Support: Homes designed for participants with very high physical support needs, featuring accessible layouts, wider doorways, and ceiling hoists. Robust Construction: Housing built to withstand high-impact behaviours, ideal for participants with behaviours of concern. Fully Accessible: Homes with features like ramps, accessible bathrooms, and open-plan layouts for participants with mobility challenges. Improved Livability: Housing designed to enhance comfort and independence for participants who need some accessibility modifications but do not require high physical support. Basic SDA: Homes that meet minimum SDA requirements for participants with lower support needs who still require some specialist features. For more information check our vacancies page.
SDA funding only covers the home and its specialist features. Daily support services, like personal care, are funded separately under SIL services through your NDIS plan.
